What we collect

We collect what you type into a form on this site: your name, email address, phone number if you give one, the message or preferences you enter, and — when you enquire from a specific home’s page — which home you were looking at.

We also record whether you ticked the box asking to receive updates, the page you submitted from, and the time of submission.

If you book a call, the appointment is handled by Google Calendar’s booking page and the details you enter there are collected by Google under its own privacy policy.

Map tiles are served by Mapbox, which receives your IP address in order to deliver them, and the site is hosted on Render, which keeps standard server logs.

Cookies, analytics, and session recording

Three third-party tools run on this site. Each sets its own cookies. None of them is needed for the site to work — they are here so we can tell which advertisements bring people to Rustic Pines, and how the site is actually used.

Google Ads measures which advertisement led to an enquiry, and sets Google advertising cookies for that purpose. When you submit a form your email address and phone number are also sent to Google in hashed form, so that an enquiry can be matched to an advertisement you clicked — Google receives the hashed values, not the plain ones.

We also use Google Analytics to understand how the site is used — which pages are read, how people move between them, and where they leave. It sets its own cookies and records a page address and an approximate location, not your name.

Contentsquare shows us how the site is actually used — where people click, how far they scroll, and where they get stuck. It records every visit, not a sample of them, and it can replay a visit afterwards as a reconstruction of the pages you saw and what you did on them.

Contentsquare is configured not to capture the text on the page and to anonymise digits, so what you type into a form is not meant to appear in a replay. It does record which parts of the page you clicked, including the words on the button or link you pressed.

The longest-lived of these cookies lasts about thirteen months. You can clear or block them in your browser at any time; the site works without them.

This site does not show a cookie banner and does not ask permission before these tools start. If that matters to you, the controls are set out under Your choices below.

Why we collect it

To answer your enquiry, arrange a showing or a call, and stay in touch about the home or lot you asked about.

If — and only if — you ticked the updates box, to send you occasional email about Rustic Pines, our other listings, and events in the Hudson Valley. Every one of those emails carries an unsubscribe link, and unsubscribing does not affect our response to an enquiry you have already made.

Who we share it with

Enquiries are routed through Zapier into Lofty, the customer relationship system Hudson Modern Co uses, and, where you have opted in, into Mailchimp, which sends our email. Each of those processes your information on our behalf under its own terms.

The tools described above receive information about your visit. Google receives advertising and analytics data, including the hashed email address and phone number described above. Contentsquare receives a recording of the visit. Each processes that information on our behalf under its own terms, and each is capable of recognising a returning visitor by its own cookie.

We may share your information with the builder and with professionals involved in a transaction you are pursuing. We do not sell your personal information, and we do not share it with third parties for their own marketing.

We may disclose information where the law requires it or to establish or defend a legal claim.

How long we keep it

Enquiries are kept in our customer relationship system for as long as we are working with you and afterwards for as long as we have a legitimate business or legal reason to keep them. Marketing subscribers are kept until you unsubscribe.

Analytics and recordings are kept by Google and Contentsquare on their own retention schedules, which are shorter than the above and are set in those tools rather than by us.

Your choices

You can unsubscribe from marketing email at any time using the link in any message. To ask what we hold about you, to correct it, or to ask us to delete it, email hello@hudsonmodern.co or call (845) 209-1834 and we will respond within a reasonable time.

Residents of states with comprehensive privacy laws may have additional rights, including the right to access, correct, delete, and obtain a copy of their personal information, and to be free from discrimination for exercising them. Contact us at the address above and tell us which right you are exercising.

You can switch off the tools in the previous section one at a time: Google's advertising cookies at myadcenter.google.com, Google Analytics using Google's opt-out browser add-on at tools.google.com/dlpage/gaoptout, and Contentsquare through its privacy centre at contentsquare.com/opt-out. Clearing or blocking cookies in your browser stops all three.

This site does not currently respond to Do Not Track or Global Privacy Control signals. Sending one will not by itself stop the tools described above, so if you want them off, use the controls in the paragraph above.

Children

This site is intended for adults. We do not knowingly collect personal information from anyone under 16. If you believe a child has given us information, contact us and we will delete it.

Security and changes

The site is served over HTTPS and form submissions are encrypted in transit. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

If we change this policy we will post the revised version here and update the date at the top of the page.
